Optimus Logistics Center

Optimus Logistics Center is a joint venture between Rockefeller Group and MBK Real Estate (MBK).

MBK Real Estate partnered with Rockefeller Group in a joint venture to build a 1.45 million square-foot industrial complex in Perris, California. The project along the I-215 freeway at Ramona Expressway consisted of two building at 1.04 million (Building 1) and 0.41 million (Building 2) square feet.

Building 1 featured 7,000 square-feet of office, 36-foot clear height, cross-dock configuration with 143 dock-high positions and 388 trailer stalls.
Building 2 featured 6,500 square-feet of office, 32-foot clear height, loading on 3 sides with 90 dock-high positions and 61 trailer stalls

The project delivered in Q3 2018. The first building was pre-sold to Ferguson Enterprises and the second building was sold to KKR in Q1 2019.

Fontana Santa Ana Industrial Center

MBK collaborated with Rockefeller Group a second time to construct a 297,161 square-foot distribution center in Fontana, California. The building features 10,000 square-feet of office, and 36-foot clear height, rear load configuration with a 185’ truck court, 35 dock-high positions and 63 trailer stalls. The project is in close proximity to the I-10 and I-60 freeways in the vibrant Inland Empire West submarket.

The project delivered in Q1 2021. The building was pre-sold to Haralmbos.

Arrow Business Center

MBK collaborated with Core5 Industrial Partners to construct a 49,291 development in Rancho Cucamonga, CA. The building features 32-foot clear height, rear load configuration with a 145’ truck court, 5 dock-high positions and 5 trailer stalls. The project is located in the heart of the Inland Empire with easy access to I-15, I-10 and 60 freeways.

The project delivered in Q1 2024 and sold in Q2 2024.

John Low Vice President Construction

An industry veteran with over 30 years of experience in industrial, commercial and office development. John has an extensive background with acquisitions, entitlements, development, and construction of master planned/multi-phase projects throughout Southern California, Hawaii and the 13 western states. John has a passion for working on complex/difficult projects bringing them to successful completion. He is a resident of Irvine and has lived in Irvine with his wife since 1978

Luke Nakagawa Senior Analyst

Luke Nakagawa joined MBK Industrial in 2023 as a senior analyst. As an analyst, Luke underwrites wholly owned and Joint venture development opportunities in MIP’s target markets, along with various market research needed for investment committee packages, board packages, and other formal submittals.

Prior to joining MIP, Luke was a Capital Markets broker at Kidder Mathews. As part of the three-person team, Luke was responsible for financial analysis, property due diligence, and other marketing and transactional support. While at Kidder Mathews, Luke transacted over $300 million across industrial, office, and land sales in the west coast states.

Luke holds a BA and a concentration in Real Estate Economics from Cal Poly San Luis Obispo.

Joe Deverian Development Manager

Joe Deverian joined MBK in 2019 and has worked with their Rental Living and Industrial departments as a Development Manager. Direct responsibilities include due diligence, forward planning, entitlements, assembling of consultants, managing budgets and schedules, interfacing with governmental agencies and managing general contractors and development managers.

Prior to joining MBK, Joe has over 25 years of working experience in residential, commercial and hospitality land development projects for public and private companies. Joe holds a California states contractor’s license and has experience as a residential and commercial general contractor.

Joe earned a Bachelors in Business Administration & Finance from Point Loma Nazarene University, San Diego.
